Svoboda & Williams Is Helping Karlín Turn Into One of Prague's Best Neighborhoods

The most significant changes are currently taking place in Karlín on the banks of the Vltava River, where a modern neighborhood with multifunctional buildings, large green areas, and a riverside promenade is being built on Rohanský Island. This is where the two towers of Diamanty Karlín are located. Designed by the renowned AI DESIGN international architectural studio, the five premium penthouses on the top floors have spacious layouts and panoramic views of the city. 

The rough construction of both buildings is complete and their insulation is currently being finished. Large-format glass is being installed in the windows spanning two floors and work is continuing on the cladding of the access to the extensive rooftop terraces atop Rohan City Penthouses. "We received an astonishing amount of inquiries in the first few weeks after sales were launched. It's evident that there is great market interest in exclusive larger apartments, but Karlín is also a huge draw since it's one of the most sought-after parts of Prague,” says Magdalena Svatková, senior property consultant at Svoboda & Williams.

In March, the first tenants moved into the unmistakable Fragment building, situated on the edge of Rohan City and the historic section of Karlín. The final completion of this residential project is scheduled for July. The Svoboda & Williams real estate agency has procured tenants for almost 80 percent of the currently offered 119 apartments. "This demand shows that, together with the developer, the market was ready for an attractive product with enormous potential,” adds David Šimeček, head of residential rentals at Svoboda & Williams.
