This spacious Functionalist villa from 1932-34, which has not undergone any insensitive interventions and is therefore full of excellently preserved original architectural elements, is surrounded by a large garden in an excellent place in a wonderfully green and quiet location in the prestigious Pisárky district of Brno. In addition to the admirably elaborate architecture of the interior and exterior, there are breathtaking views of the garden and surrounding greenery as well as the exhibition grounds.

On the ground floor is an entrance hall connected in the past with a reception lounge/dining room, a living room with a connecting terrace and a conservatory, a kitchen, an anteroom, a stairwell, a toilet, and a pantry. Currently, this floor is used as a 2-bedroom apartment. On the 1st floor is another 3-bedroom apartment with 3 bedrooms, a study (a former maid's room), a kitchen, a bathroom, and a toilet. Two bedrooms lead to a sunny balcony. The 2nd floor has enough space to create another apartment, from which you can access a spectacular roof terrace with first-class views. The house was built in 1932-1934. Its size and layout allow it to be used as a family residence or business premises, multi-generational living, or a combination of housing and business. Windows are original casement windows, later supplemented with exterior window blinds. The floors are original parquet, the interior doors are veneered with wood in a distinctive pattern, the original door handles and window handles have also been preserved, and the marble window sills and fireplace lining contribute to the dignity of the interior. Heating is provided by a gas boiler. The garden is maintained, mature trees provide enough privacy and shade, and parking is possible on the plot.

The quiet one-way street full of architecturally significant buildings is near the exhibition center, a university campus, and the recreation area by the Svratka embankment. The city center is less than 15 minutes away by public transport, and you can drive to the Pisarecký tunnel and the Hlinky tunnel in no time. Just as close to the center are large natural areas with hiking and bike routes.
