House, Three-bedroom (4+1)

This family house from the 1930s, which has been completely and meticulously reconstructed, with a garage, a workshop that can be used as a summer kitchen, and a south-facing garden on a large plot of land is part of the village of Bukovany, located in the beautiful countryside of Posázaví, near Konopiště Castle and the town of Benešov.

On the ground floor is a living room, a kitchen, and a laundry room with a toilet. Upstairs is the master bedroom with access to the terrace, 2 other bedrooms (1 with another terrace), a bathroom (bathtub, shower, double sink, toilet). The interior space can be extended by an attic (50 sq. m., insulated).

The house was built in 1937, in 2019-21 it was totally renovated, including complete insulation with stone wool as part of the Green Savings project. During the reconstruction, the original architectural plan was taken into account; the roof is covered with burnt tiles imitating the original appearance, the windows are new wooden ones with preserved frames (on the south side with screens and remote controlled exterior blinds), the windows and doors have brass handles and knobs, the switches and electrical sockets are ceramic, and the staircase is also a replica of the original. Underfloor heating is connected to an air-water heat pump, and there is also a cast-iron stove in the living room. The house includes 2 cellars, the original and a new one used as a utility room. On the plot is a workshop, a covered wooden shed, and a garage with space for 3 cars. In front of the garage are 3 additional outdoor parking spaces. In the workshop is a connection for drinking water and waste, and in the garden a water well (approx. 40 m borehole, capacity approx. 20,000 l/24 h); the Gardena irrigation system is also hooked up to the well. The entire property is guarded by a Jablotron security system, which can be used to control the garage door and the door to the garden.

A nice place on a quiet street providing wonderful views of the surrounding forests. Bike paths, and hiking and nature trails wind through the local countryside. Nearby is the town of Týnec nad Sázavou, where there is a kindergarten and elementary school, grocery stores, a post office, a pharmacy, and medical services, and a popular boating route leads from Týnec to Pikovice. Transport connections are provided by buses, within a few minutes you can reach Benešov and from there use the frequent train connections to get to Prague. The drive by car to the outskirts of the city takes about 35 minutes, and will be even faster after the completion of the nearest section of the D3 highway.

Usable area 288 m2 (of which interior 140 m2, terraces 18 m2, attic 50 m2), built-up area 116 m2, garden 1,944 m2, plot 2,060 m2.
