According to the zoning plan, the plot is designated as a mixed-use industrial area with a height regulation of up to 2 above-ground floors, i.e., a maximum cornice height of 8 meters. There is no set limit for land use intensity. Traffic access can be provided via the existing service road or by connecting to road III/39513. Utility connections (electricity, gas, water, and sewerage) are available in the road leading toward the highway.

A project plan for the construction of a single-story rectangular hall measuring 18.1 × 18.7 meters, along with a separate administrative building, has undergone the full permitting process and was granted a valid building permit, effective until August 2026.

Rajhrad is part of a growing metropolitan area with an increasing population and good civic amenities (shops, schools, post office, services). The surrounding area includes other industrial and commercial zones, offering an attractive business environment with potential for partnerships or integration into existing infrastructure. The village is also served by a railway line and public transport from Brno.
