Harrachov, a mountain resort on the border of the Jizera and the Krkonoše mountains, has managed to retain its authentic alpine atmosphere. Old-timers live in the village, including families from which sports champions have emerged. The gardens of the cottages here aren't fenced, so they naturally connect with the surrounding meadows, which are beautiful from spring to autumn. There are excellent skiing conditions, plenty of activities to enjoy in every season, and many good places to go to for food, coffee, or crispy pastries for breakfast. In short, the sweet life, or Dolce Vita, which is the name of this sustainable project that will sensitively blend in with the surrounding development and not reduce the amount of greenery as it will only be replacing an old family house.
About the project
The first energy-efficient wooden building in Harrachov, the Dolce Vita Harrachov II boutique project is being built in a completely quiet place with minimal tourist traffic, in the Nový Svět part of Harrachov. The three-story energy-efficient wooden building (PENB A) with a burnt timber facade will have only 2 units on every floor, each with a balcony, and the ground floor ones with a front garden. The project's sustainability and low operating costs will be ensured by photovoltaic panels, underfloor heating, and cooling with a heat pump, as well as plastic windows with insulated triple glazing. Construction will begin by the end of 2023. Thanks to its wooden structure, construction will not only be sped up, but will also use 60% less CO2 than conventional brick buildings.
Units
The functional layout of each unit offers a living room with access to a balcony and a preparation for a kitchen, 2 bedrooms, a bathroom, a separate toilet, a hallway, and a foyer. The higher standard facilities include an entrance door with a security lock, VEKRA interior doors with concealed hinges and a height of 210 cm (choice of 4 decors), high-quality vinyl floors (choice of 5 decors), large-format Ambienti wall and floor tiles, economical SAT toilets, additional Laufen and Brevis sanitary ware, Grohe faucets, and a preparation for a security system. All units comes with a cellar, and 4 units also have a garage parking space with a preparation for a wallbox connected to its own PV system.
Location
The owners of the new units will get their own private corner of a quiet place, from where they can go straight on a morning run on the biathlon track, on an undemanding romantic walk to Huťský Pond, or let the children run wild on the nearby bobsleigh track, children's playground, or rope course. A few steps away is a cafe offering hot breakfasts, a pizzeria, and a popular restaurant in a traditional mountain log cabin. A glass museum and a brewery are also nearby. It is possible to reach the cable car comfortably by ski bus, with a stop only 5 minutes from the residence, and within a short driving distance is the new Polish sports complex of Polana Jakuszycko, the starting point of the cross-country trails connected to the Jizera highway. Harrachov is easily accessible. The drive from Prague takes about an hour and a half, and you can also use direct bus connections.
