About the project

Šumavský Ráj consists of two apartment buildings with a shared garden, thoughtfully integrated into the landscape to ensure maximum privacy for its owners and uninterrupted views of the picturesque Šumava scenery. The ecological sustainability of this mountain residence is supported by high-quality Alpha Innotec heat pumps, energy-efficient LED lighting, and its own source of drinking water. The common areas are protected by a security camera system and include, among other things, a ski room/bike storage.

Apartments

Each of the 6 apartments and 2 semi-residential units has been designed with an emphasis on quality, comfort, and modern technology. The layouts include studio apartments (1+kk) and one-bedroom apartments (2+kk), with sizes ranging from 39.5 m2 to 93.4 m2. The standard features include wood-aluminum windows with electric blinds, high-quality vinyl floors, a fully equipped custom-made kitchen, wooden ash furniture, LED lighting, a Loxone smart home system, and electric locks on entrance doors. Some apartments also include a fireplace, and each has a private balcony or terrace. Each unit comes with a designated outdoor parking space.

Location

The Šumavský Ráj Residence is located in Chlum u Volar, a quiet village on the edge of Šumava National Park, with convenient access to ski resorts such as Hochficht, Kvilda, and Modrava. The area also offers other leisure activities, such as cycling along Lake Lipno, mountain hiking and biking, a covered pool in Volary, walks to the Mrtvý Luh peat bog or the Soumarský Most lookout tower. In nearby Lenora, visitors can also learn about the tradition of Šumava glassmaking. Complete civic amenities are available in Volary, 6 km away, and the drive from Prague takes about 2 hours.
