Ovenecká 9

The new Ovenecká 9 residential project is being built in Prague 7, in the Letná district—a neighborhood that evokes the bohemian atmosphere, community spirit, elegant architecture, and elevated location reminiscent of Paris's Montmartre. About the project
The Ovenecká 9 residential project is being developed in a corner building from 1900, located at a prestigious address just steps from Letná Park. The building will house a total of 67 modern units ranging from studios to two-bedroom apartments (1+kk to 3+kk), ideal both for personal living and long-term investment. As part of a complete and meticulous renovation, the historic building will be extended by a new two-story attic extension, and a new annex will be added in the courtyard. At the same time, great care is being taken to preserve original architectural and artisanal elements, such as the original stone staircase and decorative railings. From the street side, the building retains its historic appearance with a restored façade and replicas of the original casement windows, while the courtyard side will showcase a modern face with new balconies and French windows. Shared spaces, including marble finishes and a modern elevator, will exude a timeless elegance. The project is scheduled for completion in the first half of 2027.

Apartments
All units will be sold fully finished, including designer bathrooms. Storage space can be expanded by the purchase of a cellar cubicle in the building's basement. The largest apartments will also offer the option to purchase a parking space in a car stacker located in the covered courtyard. The high-standard facilities includes brushed wooden parquet floors (rustic oak) and wooden lacquered panelel entrance doors with security fittings.

Location
Ovenecká 9 is situated on a quiet street that shares the same name, running through Letná from the National Technical Museum near Letná Park, past Letenské Square, all the way to Stromovka Park. The National Agricultural Museum is literally steps away, and it’s just a short walk to the National Gallery, the Bio Oko arthouse cinema, the Metronome, or the Výstaviště exhibition grounds. The neighborhood offers a rich mix of restaurants, specialty coffee shops, bistros, and bars. Letná’s main streets are lined with traditional shops, farmer’s markets, as well as designer stores and boutiques. Supermarkets and the Stromovka shopping center are all within easy walking distance. Excellent public transport is provided by trams just two minutes from the building, and the Vltavská and Hradčanská metro stations can be reached within five minutes. A planned express train stop to the airport will also be within walking distance.
