About the Project
The architecturally significant multifunctional Schön building on Obchodná Street is currently being thoroughly reconstructed in order to preserve this original Functionalist gem from the first half of the 20th century. The complete reconstruction of the building includes the replacement of the roof, new plumbing and electrics, surface treatment of walls, exteriors, as well as the renovation of the building's entrance hall. Located on Obchodná Street, which is undergoing a complete revitalization, it offers the possibility of living in the heart of Old Town with a great potential for the future. The seven-story residence will retain its original multifunctionality: the first two floors will consist of retail and office space, including a grocery store and a traditional Italian restaurant. The apartments are located on the 3rd-5th floors; new owners will be able to buy a parking space in the underground garage in an automated parking system.
The apartments in this important Functionalist building are characterized by spacious layouts designed to maximize brightness and airiness. Some are one-bedrooms and others two-bedrooms, and there is a loft with 2 terraces and one luxurious large three-bedroom apartment. The floor areas of the units range from 43 sq. m. to 139 sq. m. All balconies and terraces face a quiet courtyard. Thanks to their practically designed layouts and large-format doors and French windows, the interiors are flooded with natural light. The standard equipment of the apartments includes a video intercom, underfloor heating, a preparation for air-conditioning, Sherlock security doors, and soundproof aluminum windows that block out the sound coming from Obchodná Street. The apartments can be connected or used as offices as needed.
The apartments will be sold either bare or in a state of white walls, which includes underfloor heating, windows, light switches, wall sockets, utility connections and distribution.
Obchodná is one of Old Town Bratislava's most important streets and has been that way since the 18th century. Traders have been based here since the interwar period. Throughout its length, it consists of buildings with commercial and office space, services, cafes and restaurants, which together create a lively urban atmosphere. The street was completely renovated in 2005-6 and the city is currently revitalizing it. Stretching from Hurbanovo to Kollárovo squares, Obchodná Street showcases a wide variety of architectural styles, ranging from the late Middle Ages to the 21st century, making it one of the most distinctive streets in Bratislava.
